Buyer FAQ

Honest answers to the questions buyers ask.

The post-NAR-settlement realities, the practical logistics, and the things every relocation buyer wonders but doesn’t always ask.

In most transactions, no. Buyer agent commissions are typically paid by the seller through the listing brokerage at closing — meaning my services come at no direct cost to you. After the National Association of Realtors settlement in 2024, the structure became more transparent: we’ll discuss compensation upfront in writing before any showings, so there are no surprises. If a specific situation requires a different arrangement, I’ll explain it clearly before we proceed.

Yes — Georgia law (post-2024 NAR settlement) requires a written buyer representation agreement before I can show you homes as your agent. The agreement clarifies what I’ll do for you, what compensation looks like, and how long it lasts. I keep mine simple, time-limited, and exclusive only when both of us agree it should be. We can start with a short-term agreement covering specific tours and expand from there if we’re a good fit.

For listed homes, typically same day or next day — I work my showings around your schedule, not the other way around. For off-market opportunities, the timing depends on the seller’s situation, but I’ll always tell you within hours whether a showing is possible. I respond to calls, texts, and emails personally, including evenings and weekends.

Send it to me. I monitor the corridor closely, but I won’t pretend my list is exhaustive — if you find something that catches your eye, I’ll arrange the showing and walk through it with you. The point of working with me isn’t that I have a monopoly on listings; it’s that I help you evaluate any home you’re considering with thirty years of context on the corridor.

Coming-soon listings are properties an agent has agreed to represent but hasn’t yet listed publicly — usually a 1-3 week window before they hit the MLS. Off-market homes are properties whose owners are open to selling to the right buyer but haven’t formally listed at all. Both reach my buyers before the public market does, but they’re different categories. Off-market homes sometimes never appear publicly — the right buyer arrives, and the home transacts privately. That’s the network access I’m talking about.

Most relocation buyers don’t arrive knowing which community fits them — they need someone who can show them Milton, Alpharetta, Roswell, and Johns Creek and help them choose. A community-specific specialist will know one neighborhood deeply but won’t see the comparison. Thirty years across the corridor means I know every street in all four communities, which builders held up, which neighborhoods get the morning sun, and which ones don’t. Specialization is real; so is the value of cross-corridor judgment when you’re still deciding.
