Discretion is part of the service.
For high-profile and privacy-conscious clients moving to Alpharetta, Milton, Johns Creek and Roswell, how a home is bought matters as much as which home it is. Here is how I work with clients who need their move kept quiet.
Clients for whom privacy isn’t optional.
Some clients are well known. Many more are simply successful enough that privacy matters, or have business, family or security reasons for keeping a move out of view. Many are relocating — from another state, and in one case from another country — and are buying in North Atlanta before they have set foot in it.
What they have in common is that the usual way of buying a home doesn’t fit. Open houses, lockbox access, a name on every showing request and a closing that shows up in the public record a week later are all things that can be avoided, but only if they are planned for from the first conversation.
I’ve been doing this in North Atlanta for more than 30 years, and I work directly with every client — not through a team of junior agents. That matters here more than anywhere: the fewer people who know about a move, the better.
What discretion looks like in practice.
Confidentiality agreements
I sign NDAs when a client needs one, and I'm happy to work from your attorney's form. Until it's in place, we can begin on a first-name basis — or no name at all. Either way, I don't discuss who I represent, and a client's name never appears in my marketing.
Working through your team
Many of my private clients are represented day to day by a business manager, attorney, assistant or family office. I'm comfortable taking direction, sending documents and scheduling through them, and bringing the principal in only when it matters — the final shortlist, the walk-through, the decision.
Buying in an LLC or trust
Clients who prefer their name not be attached to the purchase often buy through an entity. I've helped buyers do that, coordinating with their attorney so the offer, contract and closing are prepared in the entity's name from the very first draft. How the entity is structured is your attorney's call; my job is to make the transaction fit it.
Private showings and private sales
Showings are scheduled privately, outside busy hours, with as few people present as possible. When you’re selling, I’ve sold homes quietly to qualified buyers with no photographs and no public listing, within MLS rules. Not every home should sell that way — I’ve written about when a private sale pays off and when it doesn’t.
I’m a real estate agent, not an attorney or tax adviser. Entity structure, confidentiality agreements and what does or doesn’t appear in public records are questions for your own counsel; I coordinate the transaction around their advice.
Most private searches start remotely.
When a family is moving from out of state, the first several weeks usually happen without them here at all. I start with a private conversation — with the client, or with whoever represents them — about how they live, what they need around them, and how much privacy the property itself has to provide.
From there I narrow North Atlanta to two or three communities rather than ten, walk homes on video, and bring forward properties that aren’t on the public market. By the time anyone flies in, the shortlist is short. As a Berkshire Hathaway HomeServices Relocation Specialist, I can also coordinate with corporate relocation programs and with agents on the selling end of the move.
For clients who want a guarded gate between them and the street, North Atlanta’s strongest options are in a handful of communities. I’ve written about them in The Architecture of Privacy, and in my guides to gated communities in Milton and in Alpharetta. For the wider picture, start with relocating to North Atlanta.
Questions clients and their representatives ask.
Is there a real estate agent in Atlanta who works discreetly with high-profile clients?
Yes. Jeni Hall works with high-profile and privacy-conscious buyers and sellers across North Atlanta — Alpharetta, Milton, Johns Creek and Roswell — for more than 30 years. She signs confidentiality agreements on request, works through a client's business manager, attorney or family office, coordinates LLC and trust purchases with the client's counsel, and can sell a home privately without a public listing. She never discusses or publicizes the people she represents.
Will you sign an NDA?
Yes, and it is an ordinary request. Jeni has signed confidentiality agreements for clients who need one. Usually the client's attorney or business manager provides the agreement before any names are shared, and the search can begin on a first-name or no-name basis in the meantime.
Can I work with you through my business manager or attorney?
Yes. Many of Jeni's private clients are represented day to day by a business manager, attorney, assistant or family office, and she is comfortable taking direction, sharing documents and scheduling through them. The principal is involved as much or as little as they prefer — often only for the homes that make the shortlist and for final decisions.
Can I buy a home in Georgia through an LLC or trust?
Clients often do, and Jeni has helped buyers purchase that way. How the entity is set up, and what it does and doesn't keep out of public records, is a question for your attorney and tax adviser — Jeni coordinates the transaction around their structure so the offer, contract and closing are prepared in the entity's name from the start.
Can I see homes privately, or sell my home without a public listing?
Yes to both. Showings can be scheduled privately, outside busy hours, and with as few people present as possible. On the selling side, Jeni has sold homes quietly to qualified buyers without photographs or a public listing, within MLS rules. Some of the best homes in North Atlanta's gated communities change hands this way.
We are relocating from another state or country. Can the search start remotely?
Yes. Most of Jeni's relocation clients begin entirely remotely — a private consultation with the client or their representative, video tours of homes and communities, and a shortlist narrowed before anyone flies in. Jeni is a Berkshire Hathaway HomeServices Relocation Specialist and has guided out-of-state and international families through the full move.
