Living in Roswell, GA:
a relocation & lifestyle guide.

Buyers relocating to North Atlanta tend to arrive with Alpharetta and Milton already on the list. Roswell is the one they discover — and then can’t stop thinking about. It’s where North Atlanta’s heritage lives: historic Canton Street, the Chattahoochee riverfront, and established neighborhoods give it a character that newer communities simply can’t manufacture.

It attracts people who want a sense of place as much as a house — those who find Alpharetta’s newer development a little too polished and Milton’s privacy a little too removed. After three decades guiding buyers into this market, here’s the honest picture of what it’s like to live in Roswell — the history and lifestyle, the schools, where people actually choose to live, what it costs, and how a move from out of state really works.

The Character

A city with a real history.

Roswell’s defining feature is that it was here first. Long before North Atlanta became a map of master-planned subdivisions, Roswell had a founded town center — and it still does. The historic district around Canton Street and the Town Square carries nearly two centuries of history, from antebellum house museums to the Old Mill on Vickery Creek.

All of it sits along the Chattahoochee River, whose parks and trail system give the city a green, riverside quality that the newer suburbs to the north don’t have. That combination — genuine history and the river — is why so many buyers who tour the whole region keep coming back to Roswell.

The Lifestyle

Canton Street, the river, and the clubs.

Roswell’s town center is the real thing. Canton Street is a genuinely walkable district of independent restaurants, shops, and galleries, anchored by the Town Square and the monthly Alive in Roswellfestival — the kind of downtown you can walk to for dinner rather than drive to. Just beyond it, the Old Mill on Vickery Creek and the Chattahoochee’s riverside parks and trails put nature minutes from the front door.

For buyers who want amenities and a social calendar built in, Roswell also has two private golf clubs — Country Club of Roswell in the lake-centered Willow Springs community, and Horseshoe Bend along the Chattahoochee — each pairing a private course with swim, tennis, and a full club calendar.

The Schools

Fulton County, and the line that moves value.

Roswell is served by Fulton County Schools, including Roswell High School and Centennial High School, with the city’s northern communities zoned for Milton High — alongside a strong network of elementary and middle schools. Two homes a mile apart can sit in entirely different zones, and that line moves value as much as any finish or floor plan.

The one caveat I give every relocating family: school assignment varies meaningfully by address — particularly between the Roswell HS and Centennial HS zones — and Fulton County periodically redraws attendance lines, so I confirm the zone for every home I represent rather than assuming it by community. If schools are central to your search, my North Fulton school districts guide walks through the clusters and how to buy a stable zone.

Where to Live

The best neighborhoods in Roswell.

Roswell’s luxury market is really three markets — private golf, the historic walkable district, and gated estates. Its six luxury communities each serve a different kind of buyer. Typical price ranges below reflect each community’s own guide and vary with lot, acreage, and finish.

The Cost

What your money buys.

Luxury homes in Roswell generally begin around $700K and extend to $4M or more. As a rough guide: $700K–$1.5M buys well-appointed homes in established and family-driven neighborhoods; $1.5M–$3M reaches the gated country-club and estate communities; and $3M–$4M+ is the more specialized market of premium golf-front and riverfront custom estates. The established country clubs — Country Club of Roswell and Horseshoe Bend — often run from $1.5M to $3.5M+.

Buyers relocating from markets like California, New York, and Texas are often surprised by how much home, character, and day-to-day lifestyle Roswell delivers at these price points — and Georgia property taxes are significantly lower than states like New Jersey and New York. Because the historic and gated inventory is genuinely limited, well-located homes tend to hold their value.

Moving to Roswell

How an out-of-state move actually works.

Most of my out-of-state clients — arriving from California, New York, Texas, and the Northeast — start the entire process virtually. As a BHHS Relocation Specialistwith 30+ years in this market, I begin with a private consultation, then help you figure out which of Roswell’s three ways of living actually fits — a tee time and a social calendar, a walk to Canton Street, or a gate and space — because in Roswell that decision does most of the work before we ever look at a house.

From there, market education, video and FaceTime tours, school-district guidance, and even remote offer execution mean many clients only fly in once, for a single curated in-person tour. Common Questions

Living in Roswell, answered.

What is it like to live in Roswell, GA?
Roswell is where North Atlanta's heritage lives. Unlike its newer neighbors, it has a real downtown with two centuries of history — Canton Street, the Town Square, antebellum house museums, and the Old Mill on Vickery Creek — set along the Chattahoochee River. Life here is defined by a sense of place: walkable dining and festivals, riverside trails and parks, and established tree-lined neighborhoods. It attracts buyers who want character and history as much as a house, and its luxury market offers genuine variety, from private golf clubs to gated estates.
Is Roswell a good place to live for families?
It's one of North Atlanta's most established family markets. Roswell is served by Fulton County Schools — including Roswell High School and Centennial High School, with the northern communities zoned for Milton High — alongside a strong network of elementary and middle schools. Families are drawn by the walkable historic district, the Chattahoochee riverfront and trail system, and the settled character of the neighborhoods. School assignment varies meaningfully by address, particularly between the Roswell HS and Centennial HS zones, so it's always worth confirming the zone for a specific home during the search.
What are the best neighborhoods in Roswell, GA?
Roswell's luxury market really breaks into three ways of living. For private golf and full club amenities: Country Club of Roswell (Willow Springs) and Horseshoe Bend. For historic walkability: the Canton Street area of Historic Roswell. And for gated estate living: Litchfield Hundred, Grand Reserve, and Lakeside at Ansley. The right fit depends on whether you prioritize club amenities and a social calendar, the ability to walk to dinner and the river, or privacy, security, and space.
What makes Historic Roswell and Canton Street special?
Historic Roswell — also called Downtown Roswell — is the address you can't replicate anywhere else in North Atlanta. Homes near Canton Street and the Town Square trade square footage and acreage for something rarer: the ability to walk to dinner, shops, festivals like Alive in Roswell, and the Old Mill and river trails. Walkability, character, and proximity to the town square drive value here in ways a typical subdivision sale does not, which makes it one of the city's most distinctive luxury submarkets.
What does it cost to live in Roswell, and how do I move there from out of state?
Luxury homes in Roswell generally run from about $700K to $4M+. As a rough guide: $700K–$1.5M buys well-appointed homes in established and family-driven neighborhoods; $1.5M–$3M reaches the gated and country-club communities; and $3M–$4M+ is premium golf-front and riverfront custom estates. Buyers relocating from California, New York, Texas, and the Northeast often start entirely virtually — as a BHHS Relocation Specialist with 30+ years in the market, Jeni handles community education, video and FaceTime tours, school-district guidance, and remote offer execution, so many clients visit only once for a single curated tour.
The Bottom Line

Thinking about the move? Start with a conversation.

Roswell rewards buyers who know what they’re actually buying — a private club and a social calendar, a walk to Canton Street, or a gate and space. Get that right and the rest of the search gets simple. That’s the part I help relocating families and executives sort out before they ever board a plane. And much of the best inventory here moves quietly, agent-to-agent, before it ever reaches a portal.
